Every landlord and every let property in England must be registered before it is marketed. Rollout is by region from late 2026.

Expected dates

How it works

  • Government is building a national register of landlords and their properties, with an annual fee per property.

  • Once it reaches your region you register before you advertise or let, and keep the entry current.

  • It will hold your details, the property, and its gas, electrical and EPC certificates.

Small ticks are the earlier reminders we send before each date.

Do

  • Get the gas record, EICR and EPC in date now: the register shows them to your council.
  • Expect the same date in every region until government names the order; Letbell moves it and emails you.

Do not

  • Advertise or let before registering once your region is live: up to £7,000, then £40,000 or prosecution.
  • Trust a quoted fee or field list today: neither is final.
